On FSBO’s (For Sale by Owner)

This year has been an epic year for real estate in Moscow.  I’ve had to wrap my head around helping my newer buyers navigate (much) higher prices in a high demand/low inventory market.   “Good deals” are few and far between.  A home that may have sold for $165,000 a few years ago is now listed at $235,000.  While this is wonderful for my sellers, it’s been a hard pill to swallow for myself and my buyers, especially when you want to ensure they are sinking their hard-earned dollars into a sound investment.  With homes available one day and pending the next, I regularly cruise the MLS, Craigslist, Zillow, PalouseAds and other outlets for new homes available for sale.

In this high demand environment I am seeing more and more people list their homes independently (FSBO).   With the evolution of online technology and sales and marketing platforms, the reality is listing as a FSBO is easier than ever.  Sellers have more access to information and feel they can make educated decisions about pricing themselves.

However, the argument can be made that there are quite a few drawbacks to listing FSBO.  Proper execution of contracts, pricing issues, negotiations, marketing, and a working understanding of the process from start to finish are all things that Realtors excel at to ensure a smooth transaction.  Research has also shown that listing with a Realtor can net you more in the long run.

Argument aside, let’s get real.  Listing FSBO is all about saving money.

Here’s where I make a shameless pitch for myself.  While I do have to make a living, I am also an independently owned and operated business with a wider capacity to adjust commissions charged to sellers while offering the same services (plus extras, like free professional photography and 3D Touring).  The best thing about this job is benefiting the people I work for. This has resulted in saving both Sellers and Buyers thousands of dollars.  I am currently working with a FSBO and upon close, will save the Buyers/Sellers over $7000.  I predict I’ll save my clients a cumulative total of over $25,000 this year.  That’s a lot of moolah.
